A new Active Adult Community may be coming to town! Desert Retreat Indio, a proposed Del Webb 55 and older community by Pulte Group, will connect those seeking an active, healthy lifestyle with the local amenities that surround them in the North Indio area. Located on 40th Avenue between Madison Street and Shadow Hills High School, the development will feature a beautiful, lively neighborhood with a clubhouse and an array of activity options.

The master-planned community will feature numerous social, fitness and recreational activities and programs for project residents. Extensive walking and biking paths with stunning mountain and desert views will surround a resort-style recreation center with tennis and pickleball courts, fitness facilities, a community pool, and interior spaces for meetings, classes, and social events.

Community Information

Desert Retreat is a new Del Webb 55+ active adult community proposed for development in the beautiful North Indio area of the Coachella Valley. Up to 1,500 homes are planned in the private, gated neighborhood near 40th Avenue, between Madison and Jefferson streets. The site is between Sun City Shadow Hills and Shadow Hills High School.

The master-planned community will feature numerous social, fitness and recreational activities and programs for project residents. Extensive walking and biking paths with stunning mountain and desert views will surround a resort-style recreation center with tennis and pickleball courts, fitness facilities, a community pool, and interior spaces for meetings, classes, and social events.

The main entrance to Desert Retreat will be on 40th Avenue, with secondary entrances on Madison Street and 38th Avenue.

Desert Retreat will operate under the PulteGroup’s nationally recognized Del Webb brand. Del Webb has a 30-year, successful presence in the Coachella Valley, including Sun City Palm Desert, Sun City Shadow Hills, and Del Webb at Rancho Mirage. These communities provide high-quality housing and lifestyle amenities to nearly 20,000 active adults across the Coachella Valley.

Development Details

Current plans for the development include up to 1,500 single-family, detached homes on about 377 acres. Streets within Desert Retreat will be private and maintained by the community association of homeowners.

Home prices and the monthly assessment fee have not yet been determined. We will update these details as the development progresses through the planning process.

Planning for the Desert Retreat community is underway, and the PulteGroup is working with the City of Indio to complete the entitlement process. The groundbreaking target for land development is late 2023, with a sales grand opening in late 2024.

According to the traffic study included in the Draft Environmental Impact Report (EIR), the community is not expected to cause a significant increase in traffic. With only 1,500 homes planned for this active adult community, Desert Retreat will be less than half the size of the nearby Sun City Shadow Hills community. Additionally, as a 55+ community with relatively few full-time employed residents, our residents traditionally avoid driving during peak traffic hours. The EIR that is required as part of the planning process thoroughly studies traffic and other possible impacts of the project. The PulteGroup will work with the City of Indio to implement any recommended mitigation measures.

An EIR is a detailed assessment of a proposed project’s potential environmental effects on an area, including traffic, noise and other environmental factors. EIRs provide recommendations to mitigate potential impacts.

Desert Retreat promises countless economic, social and cultural benefits for the area. As with our other developments, residents will shop and dine at local businesses and participate in community events and activities within the City and around the region. Since most residents are at or close to retirement age and have smaller households, they have less impact on public services and utilities. Therefore, we do not anticipate a significant effect on the area’s water or sewer services, infrastructure, or schools.

Sun City Shadow Hills

While both Sun City Shadow Hills and Desert Retreat are Del Webb communities, Desert Retreat is planned as an entirely separate community.

Desert Retreat residents will have their own recreational and social activities and will not have or need access to amenities in Sun City Shadow Hills. However, since Desert Retreat will not have a golf course or restaurant, residents will be able to use the Sun City Shadow Hills golf course and dine at its restaurant as both of these facilities are open to the public. This exchange is expected to have a positive impact on Sun City Shadow Hills’ HOA finances.

No, Desert Retreat residents will have their own clubs to join, which will be entirely separate from Sun City Shadow Hills. As with our other communities, Desert Retreat will offer a variety of exciting clubs to kindle your passion and connect with other residents. Our clubs explore areas such as arts and crafts, travel, sports, gardening and much more.

Desert Retreat will provide social, fitness and recreational activities for residents within the neighborhood’s boundaries. Desert Retreat will feature areas for outdoor activities such as running, biking and walking, and a recreation center with tennis and pickleball courts, fitness facilities, a community pool, and interior spaces for meetings, classes, and social events.

According to the traffic engineers, there will not be a significant increase in traffic or impacts to the Sun City Shadow Hills entrances. Only 1,500 homes are planned in the Desert Retreat community, making it less than half the size of Sun City Shadow Hills. Desert Retreat’s main entrance will be located on 40th Avenue, with secondary entrances supporting access on Madison Street and 38th Avenue. These additional access points will help reduce traffic on 40th Avenue.
